As the sun sets on another fabulous week at the RHS Chelsea Flower Show, we can only marvel at what an incredible spectacle the event is for those lucky enough to attend. The streets of SW3 were brimming with people admiring the floral displays and whilst wonderful to see, it’s also quite pleasant to walk freely down the Kings Road again.
RHS Chelsea is viewed by many as the mid-way point in the spring market and as widely reported (and we are seeing first hand), the supply of property currently for sale is increasing week on week.
To give some context to this, Lonres (the bible for London property data) is reporting the following for prime central London:
• New sales instructions are up 8.1% against this time last year and (incredibly) 29.2% above the average for 2017-2019.
• Total stock on the market is 11.2% above the level in May 2024 and 45% above the level recorded five years ago. (Source: Lonres May 2025)
This is an astonishing increase and when considered alongside the fact that there are 26.2% fewer transactions than a year ago and 22.9% below the 2017-2019 spring average, these numbers demonstrate how the pendulum has swung in favour of buyers.
Our job is to keep abreast of market conditions for our clients and advise accordingly. Whilst there is no doubt that the market is difficult, the good news is that there is certainly a steady number of proceedable buyers looking to find new homes, and when paired with vendors who heed our advice, the result is that we are currently working on a number of transactions that are heading towards a successful conclusion. Long may it continue.
