For many, September heralds the return to work after the summer break, and for the London property market, autumn is traditionally viewed as one of the busiest times of the year.

Whilst this is historically true, a new government, new polices and the prospect of tax changes in the impending autumn budget has caught everyone’s attention. As a result, this is causing many who would normally be looking to purchase a new home or investment in London to pause, watch, and wait…

As we have mentioned previously, our market is driven primarily by sentiment, and these concerns have caused a stall that nobody really anticipated. It is therefore not surprising that many prospective buyers, from home or abroad, are now keen to see the detail of the budget before making further commitments.

That said, we are delighted to report that in the four weeks since our last update, not only has our team exchanged and completed on multiple homes in Belgravia, Chelsea and Kensington, (including a fantastic lateral apartment in Cadogan Gardens – see below), we have also been invited to act for an array of new clients with homes ranging from £1,250,000 to £15,000,000 across prime central London with 75% of these being ‘new to the market’ instructions.
