Renting a property can be a complex procedure for both the tenant and landlord, and as a result, many landlords ask us to help them prepare their property for renting as well as managing it during a tenancy. Our personal attention to detail as well as our in-depth knowledge of each and every property means that we can provide peace of mind to both landlords and tenants.
Preparing the property for rental
- Arranging quotes and appointing contractors where required on your behalf, for any maintenance, decoration or repairs; ensuring the property looks at its best for potential tenants.
- Ensuring the property is compliant with all current safety legislation – including the necessary gas and electrical certificates, as well as an EPC.
Ahead of a tenant moving in
- Arrange a professional clean of the property.
- Appointing an independent inventory clerk to record the condition of the property.
- Providing quotes and arranging contractors
- Ensuring that all required smoke, heat and carbon monoxide alarms are in place, to comply with current legislation.
- Check that all appliances and machinery are in good working order.
- Collating keys and arranging for additional sets of keys to be cut if required.
- Arranging for all utilities to be transferred into the tenant’s names.
During the tenancy
- Ensuring that the tenants are happy should anything go wrong, by offering a proactive and efficient service with excellent communication.
- Liaising with our trusted team of contractors to both maintain the property and carry out any repairs. Larger maintenance and repair issues will be reported to you for approval as necessary, whereas smaller repairs are usually carried out using a float, with the limit determined by the landlord.
- Ensuring that the property is always compliant with legislation, along with the producing updated certification during a tenancy.
- Carrying out periodic inspections of the property to ensure that it is being kept in good order and reporting back to the landlord with photos, where applicable.
- If the property is within a building, we will liaise with the managing agents on communal matters.
End of the tenancy
- We will visit the property ahead of the tenants vacating to assess what works are required prior to bringing the property back for re-letting. With your approval we can prepare contractors to undertake this work as soon as the tenant leaves, to ensure as short a time as possible in-between tenancies.
- On the last day of the tenancy, we will arrange for an independent inventory to take place, so that the condition can be assessed against the inventory which is compiled at the beginning of the tenancy.
- We will liaise with both the landlord and tenant on the return of the deposit, including the negotiation of any proposed deductions.
Other Services
During the tenancy we will collect the rent on the landlord’s behalf, as well as dealing with any Non-Resident Landlord taxes and the payment of any property related invoices or service charges, where applicable.
We also offer a vacant management service, with regular visits to unoccupied properties, and can also oversee more comprehensive building works and interior design, dressing and furnishing.
