Why should you instruct a comprehensive Building Survey?

On the back of a recent report from one of the UK’s largest surveying firms, research shows that an increasing number of people are choosing not to appoint a surveyor to carry out a building survey prior to purchase.

Our strongest recommendation would always be for a buyer to engage with a RICS accredited surveyor before committing to purchase and we sought the advice of James Snell, founder of JSRE and one of London’s most well known surveyors to explain why this is so important for a prospective purchaser.

A comprehensive Building Survey will ensure that you are accurately appraised of the full details of the construction, structure and condition of the property and  will highlight any risks requiring attention and any potential breaches of planning laws and other legal issues which need to be addressed.

Once a purchaser has exchanged contracts in respect of their purchase, they are responsible for any costs associated with any defects uncovered going forward. It is therefore important that all of the build considerations are properly assessed so as to allow you to account for any problems which need to be resolved ahead of exchange of contracts.
